Thinking About Buying a Condo in Toronto?

If you’re thinking about buying a condo in Toronto, the market today gives buyers more opportunity to slow down, compare their options and be selective.

And that’s a good thing.

The downtown Toronto condo market has changed considerably over the past few years, which means buyers can look beyond the listing photos and really dig into whether a property makes financial sense.

What should you be looking at?

Price is just the starting point.

When comparing Toronto condos, I look at the recent sales of similar units, current competition, maintenance fees, property taxes, parking and lockers, the condition of the building and the location.

Maintenance fees are especially important. A condo that looks like a great deal at $700,000 can look very different once you factor in a high monthly maintenance fee.

And then there’s the building itself.

You’re not just buying the unit. You’re buying into the building. Its financial health, reserve fund, management and upcoming repairs can all affect your costs and your future resale value.

Location matters too. A condo in King West, the Waterfront, the Distillery District or Leslieville can have very different pricing and resale considerations, even when the units themselves look similar.

So, is it a good time to buy?

There isn’t one answer for every buyer. The important thing is making sure the specific condo you’re considering makes sense for your budget, lifestyle and long-term plans.
